Before the inspection
You can schedule an inspection directly through our contact page or by calling us. Victoria, our client care coordinator, will walk you through availability, confirm the details, and get you booked — usually within the same week.
Pricing varies depending on the size of the property and any unique characteristics — things like square footage, age of the home, or additional structures on site. That said, a typical home inspection averages around $500. We provide an exact quote when you reach out so there are never any surprises.

During the inspection
Most inspections take between 2 and 3 hours depending on the size and age of the home and any add-on services requested. We never rush — thoroughness is the point.
We encourage it. Most buyers have only seen the home once — and briefly — before the inspection, so it's a great opportunity to spend more time in the space, take measurements, and get a real feel for the property. Some things are also much easier to understand when an inspector shows you in person rather than through a photo or video. That said, we know inspections can take a while and not everyone wants to be there the whole time. If that's the case, we recommend showing up for the last hour so your inspector can walk you through their findings in person at the end.
We inspect all major systems and components — roof, attic, foundation, crawl space, structural framing, electrical, plumbing, and HVAC — as well as a detailed room-by-room walkthrough of the entire home. The inspection is thorough but practical: we're not here to document every cosmetic imperfection or repeat the same minor scuff room after room. Our focus is functionality — are the doors and windows operating properly, are outlets and lights working, are there signs of moisture or safety concerns? You'll walk away with a clear picture of how the home functions and what actually needs attention.
Inspections do not include specialized tests such as radon, mold, asbestos, sewer scopes, or pest/termite inspections — these are separate add-on services. The scope of a home inspection in Washington State is defined by Chapter 308-408C WAC, which outlines exactly what inspectors are required to evaluate. We're happy to walk you through what's covered and recommend trusted specialists for anything outside that scope.
After the inspection
Your full, detailed report is delivered within 24 hours of the completion of the inspection. It includes written findings, photos, and clear descriptions of any issues found.

Not necessarily. Every home has some findings — even new construction. Our job is to give you accurate information so you can make an informed decision. Many findings are minor maintenance items, while others may be useful leverage in negotiations. We'll help you understand the difference.
